Ancona, August 22, 2025 — In the Marche region, the mortgage market is showing signs of recovery and confidence in the first half of 2025. According to a joint analysis by Facile.it and Mutui.it , the average amount requested for a mortgage in the region rose to €124,384 , a 4% increase compared to the same period in 2024, although below the national average of €137,315.
This data demonstrates a renewed vitality in the Marche real estate sector, supported by more favorable conditions offered by credit institutions and the declining cost of borrowing due to the European Central Bank's recent decisions to cut interest rates . The propensity of Italians to apply for mortgages to purchase a home is therefore growing again, with an increase in overall consumer confidence.
The mortgage situation province by provinceThe provincial landscape, however, highlights some significant differences. Pesaro-Urbino remains the Marche province with the highest average mortgage rates, averaging €134,851. This figure far exceeds the regional average and indicates a higher demand for financing compared to other areas of the region. Ascoli Piceno and Fermo follow, with average mortgage rates of €125,352 and €122,421, respectively. These figures reflect a dynamic real estate market in these areas as well, where access to credit is good.
Ancona, the regional capital, ranks one step lower , with average mortgage requests around €120,937 , a figure that shows that mortgage demand in the province is significant but lower than in Pesaro-Urbino and Ascoli Piceno. Finally, the province of Macerata records the lowest average mortgages in the region: €116,799. Although this is the lowest figure, the figure still signals growth compared to previous years, confirming the overall positive trend for the Marche region.
In this regard, the mortgage market is influenced not only by the amounts requested but also by the terms offered by lenders. Indeed, over the course of 2025, there has been a realignment of the market offerings. The majority of Italians still prefer fixed-rate mortgages , although the cost of these loans has increased slightly in recent months due to the performance of the IRS index. On the other hand, variable-rate mortgages , supported by the decline in the Euribor following the ECB's rate cuts, are currently the most affordable. For an average mortgage of approximately €126,000, to be repaid over 25 years with a Loan-to-Value (LTV) of 70%, the best fixed-rate offers are around an APR of 2.92%, with monthly payments of approximately €592 , while variable-rate options start at rates as low as 2.33%, with monthly payments of approximately €554.

Variable rates, in fact, can fluctuate over the life of the mortgage depending on market trends, while fixed rates remain constant for the entire duration of the loan. There is no absolute "right" or "wrong" decision , but it is essential to choose the type of mortgage best suited to the borrower's profile, perhaps with the help of an expert advisor.
Mortgage Applications in the Marche Region: The Average AgeAn equally significant finding concerns the average age of mortgage applicants in the Marche region. While still far from the levels seen in 2022, a slight decline is already evident, a positive sign indicating a greater number of young people are returning to banks to finance their home purchases.
