The need for housing is increasing

According to the Turkish Statistical Institute (TÜİK) data, the number of buildings granted building permits by municipalities in 2024 decreased by 13%, the number of flats decreased by 12% and the surface area decreased by 15% throughout Turkey. Karem Yapı Board Chairman Remzi Dursunkaya, who stated that housing production started to decrease with these figures, said, "Although it is stated that the annual housing need in the construction sector, which is the locomotive of the Turkish economy and has strategic importance, is 800 to 1 million units, the fact that housing production has remained at the level of 600-700 thousand in recent years will disrupt the supply-demand balance and the need for housing may gradually increase."
Dursunkaya, who stated that the movement in the sector will increase gradually; Despite the decrease in production in real estate markets and the high housing prices, the demand for housing is not decreasing but on the contrary increasing. When we look at the last year, rapidly increasing construction costs and decreasing housing stocks are causing high rates of price increases in newly produced housing prices. However, despite this, the demand for housing started high this year. The figures announced in January show that the interest in housing will be especially high in 2025. In the upcoming period, we want to produce new projects to make people homeowners with accessible conditions.”
Remzi Dursunkaya, who emphasized that the private sector should take responsibility in order to meet the housing need in Turkey, said the following; “In an environment where the home ownership rate is decreasing in our country, it is not enough to solve the housing problem with public resources alone. TOKİ and Emlak Konut are making great efforts to produce new housing at this point, on the other hand, it would be beneficial for private sector developers to evaluate their resources for affordable housing production. Housing projects that are accessible not only to upper segment projects but also to low and middle income citizens spread throughout the society should be produced.
